Investment process management
We know that security is at the foundation of any good investment; this is especially true when it comes to real estate development. With our expertise and experience, we can help provide it for you.
We know the rules governing the construction process, construction sites, and the relationships between the various stakeholders in an investment project. We know what bureaucratic pitfalls investors should avoid. We advise contractors on how to protect themselves against any unpleasant surprises. We even specialise in cases related to unfair and illegal business practices in the real estate market. Our work has one aim – to protect your investment and interests.
We will guide you through the maze of regulations and support you in negotiations. We will verify the legal status of the property you are interested in, explaining the legal aspects and risks involved in investing in such a property. Our assistance covers all types of developments, including the construction of commercial buildings (including office buildings, shopping malls), residential developments, infrastructure, car parks, industrial buildings, and public facilities.
As part of our investment process management services, we:
- analyse the legal status of the property (the surrounding area, local development plan or lack thereof, terms and purpose of perpetual usufruct, etc.) to identify any risks your planned investment;
- analyse the local laws and regulations that may affect to your investment and, if necessary, apply for an amendment to the relevant local development plan;
- provide support in the local development plan procedure, including by submitting comments and objections, in cooperation with architects and other experts;
- represent you before all administrative bodies, obtaining the decisions necessary to proceed, including decisions on planning permission, building permits, and occupancy permits;
- conduct property division and change of use proceedings on your behalf;
- work with architects to draw up construction plans;
- provide support in the event of unfair business practices, including mediating with neighbours and negotiating ‘good neighbour’ agreements;
- prepare the contracts necessary to carry out investments projects, including contracts with general contractors and subcontractors, joint implementation agreements, and contracts for construction and design works;
- advise you at every stage of the construction process, communicating with all parties involved in the project;
- handle cases involving the improper performance of contracts;
- help you complete and close out your investment – asserting your rights in claims and insurance proceedings, settling any securities granted, claiming or defending against contractual penalties, and conducting other matters to safeguard your interests;
- We can also support you in commercialising your investment.
